The Story of Swan Lake Tulsa 🦒 | History, Homes & Why Everyone Loves It

If you’ve ever driven through Swan Lake and thought, “Why does this place feel so different?” — there’s actually a pretty incredible story behind it.

I walked the neighborhood with Randi Wright from Cityscape Home Mortgage, and we broke down not just the homes and prices—but the history that makes this one of the most iconic areas in Tulsa. Here’s something most people don’t know… Before Swan Lake became the neighborhood we know today, it actually started as a lakeside amusement park back in the early 1900s—complete with boat rides, a dance pavilion, and even a small zoo. It was owned by Samuel Augustus “Gus” Orcutt and connected to Tulsa by trolley lines. Then in 1917, everything changed.

A developer purchased the land, renamed it Swan Lake, and donated the lake itself to the city, turning it into the public park that still anchors the neighborhood today. From there, the 1920s oil boom brought in growth, and the area filled in with bungalows, Tudor-style homes, and early apartments—many of which are still standing today. And that fountain in the middle? That’s been a centerpiece for nearly a century—originally built in the 1920s and later rebuilt in 1938 with the help of WPA labor during the Great Depression. It’s even getting a major restoration again, continuing to keep the neighborhood’s charm alive. We also talk about: • What homes are selling for today πŸ’° • Why people LOVE Midtown Tulsa living • The architecture that makes this area stand out • What it’s actually like living around the lake By 1998, the area was officially recognized and added to the National Register of Historic Places—and once you see it, you’ll understand why. 🎩 Thinking about buying, selling, or building in Tulsa?
